Methodology
Median home prices are drawn from NAR Q4 2025 MSA data (confirmed for LA, SF, SD, NY), supplemented by Zillow Home Value Index and Redfin/Bright MLS metro-area figures for Q3–Q4 2025 where NAR MSA breakouts were unavailable.
Effective property tax rates are metro-area weighted averages from ATTOM Data / Tax Foundation 2025 data; they reflect taxes actually paid as a share of assessed value, not statutory rates.
30-year property tax total is calculated as: rate × price × Σ(1.03)^t for t = 1–30, where the sum equals ≈ 49.00. This assumes home value grows 3% annually and property taxes are assessed on current market value each year. The result is the nominal total taxes paid over 30 years — it does not discount for inflation or account for tax caps/exemptions that some states impose.
